What Opened on Immokalee Road This Year, and Why Quail Creek Members Should Care Before December 2027

The Valewood gate sits closer to a full restaurant corridor today than it did eighteen months ago. Between Founders Square at Collier Boulevard and Granada Shoppes down toward Airport-Pulling, the stretch of Immokalee Road that Quail Creek residents actually drive has quietly become one of the most reshuffled dining zones in Collier County. Half a dozen names are new since January, and a few longtime anchors are gone.

That would be worth knowing on its own. It becomes structurally important when you overlay the calendar. The Country Club's $26 million course renovation is scheduled to run from April 2026 through December 2027, with the Creek Course and practice facility in and out of play across those twenty months. During the same window, a planned padel facility is coming online. Members who are used to a five-minute drive from the tenth green to the Greenside Grill are about to spend more evenings eating off-property than they have in years. The corridor is ready for that shift in a way it was not in 2024.

The Corridor in August 2026

That is six new sit-down concepts inside a fifteen-minute drive of the Valewood entry, against four legacy names that are gone. The pattern is not "chain expansion." Three of the six openings are local or regional operators taking spaces from failed franchises.

Founders Square Is Now the Anchor, Not the Newcomer

The 55-acre development at the southeast corner of Immokalee and Collier Boulevard is finally reading the way its original 2020 plan sketched it. Skillets, Fuji Sushi Bar & Asian Bistro, I Heart Mac & Cheese, Tacos & Tequila Cantina, South Street City Oven & Grill, and Outback Steakhouse are the standing lineup for casual and family use.

The two names that matter most for Quail Creek members are newer. Lake Park Diner opened its second location on May 1 at Founders Square, from Naples-based Paul Fleming Restaurant Group and Smith Organics. This is the same Paul Fleming behind P.F. Chang's and Fleming's Prime Steakhouse, and the Founders Square build is the declared prototype for a broader casual chain rollout. Menu carries over from the original Seventh Avenue North location with two exclusive cocktails, the Founders Fizz and the Battle of the Gate. Guests order at the counter, then get table service. The indoor-outdoor bar is the differentiator against the counter-service concepts elsewhere in the plaza.

Oar & Iron Raw Bar & Grill at 8850 Founders Square Drive is the other one to know. Closed Mondays, open noon to 9 p.m. Tuesday through Thursday and Sunday, and until 10 p.m. Friday and Saturday. A raw bar that keeps late hours on the weekend is not a small thing for a north-of-Immokalee address, where most kitchens have historically closed at nine.

Panda Express, opened in the first half of 2026, rounds out the quick-serve side. Not a destination, but useful if you have grandchildren visiting during the renovation and the club dining room is packed.

Cameron Commons Absorbed the Casual Slot

The Tipsy Corner opened in January in the Cameron Commons space that Pelican Larry's Raw Bar & Grill occupied for years. Same corner of Immokalee that residents already knew for a stop-in beer and a burger, different operator, different menu. Umi Sushi opened in the same center, giving that end of the road a second sushi option beyond Fuji at Founders Square.

The turnover matters because Pelican Larry's was, for many long-tenured members, the default "we don't want to change out of golf clothes" spot. Tipsy Corner is picking up that same use case with a slightly different food angle. Worth a first visit before you assume the seat at the club bar is still the only choice on a Tuesday night.

The Strand and Pebblebrooke Traded Names

ChaChaCha Fusion Cuban Cuisine opened in February in The Strand, in the space that used to be Skillets. This is the only Cuban option along the immediate Immokalee corridor and the closest one to Quail Creek without driving into central Naples. If you have never had a proper Cubano north of Pine Ridge, this is now the answer.

Bernwood Tavern & Cucina in Pebblebrooke Center is the rebrand of Shabo's Bistro, sold in late 2025 and re-concepted by the new owner. Italian-leaning tavern menu, same building most members already know from the shopping center run.

Meanwhile Cheddar's Scratch Kitchen closed permanently at Granada Shoppes in early 2026 with no replacement announced, and Crazy King Burrito and Imperio Taqueria both closed at the Shoppes at Vanderbilt in February. All three losses are chain-side, and none has been backfilled yet. The pattern that Tim Aten flagged in his mid-year report is holding here in real time: independent and regional openings, chain closures, with the two directions of movement crossing on the same road.

Why the Timing Actually Matters

The Country Club's public capital plan puts the $26 million course renovation, modernized infrastructure, redesigned practice facility, and enhanced course amenities on a schedule that starts in April 2026 and finishes in December 2027. A padel facility is planned to come online during the same period. During construction phases, some combination of the Creek Course, the practice range, and normal member-flow patterns will be out or reduced.

Membership at the club is capped at 580, which keeps the dining room reservations tight in season even under normal conditions. Add a renovation that changes the rhythm of a member's day, and the practical outcome is more Wednesday nights at Lake Park Diner, more Sunday-after-brunch runs to Oar & Iron for oysters, and more casual dinners at Tipsy Corner or Bernwood before a member figures out where the padel league is meeting.

The corridor did not get busier because the club got quieter. It got busier because the renovation calendar is going to make residents use it that way, whether or not they planned to.

For anyone considering a purchase in Quail Creek right now, this is a piece of context the portals cannot show you. As of late July 2026 there were only two active listings inside the estate section, priced between $2.5 million and $3.5 million, averaging around $854 per square foot on the listed inventory. That thin supply exists alongside a corridor that has more high-quality casual options than it did the last time similar inventory came to market. Both facts belong in the same sentence when a buyer is evaluating what daily life looks like here between now and the end of 2027.

For Residents Already Inside the Gate

The practical suggestion is small. Try one new place a month between now and the end of the year, before your seasonal neighbors return and the reservation windows tighten. Lake Park Diner and Oar & Iron are the two that most closely fit the way members already eat when they are not at the club. ChaChaCha and Bernwood are the two that fill a menu gap the corridor did not have twelve months ago. Tipsy Corner is the low-lift replacement for Pelican Larry's on a night you do not feel like driving to Founders Square.

By the time the practice facility reopens and the padel courts fill in, you will know which of these six become part of your regular week and which do not. That is a better position than finding out during a construction Saturday when the club dining room is already booked.
